Heritage Management Services (HMS) specializes in residential and commercial property management.  HMS brings over 40 years of combined management and real estate experience to the industry.

Kevin Cullen - Owner/President
Kevin has been in property management for more than 20 years.  He began his local career in 2004 as a property manager for Heritage Management Group, Inc. (HMG).  Eager to succeed and expand the business beyond Heritage Hills of Westchester, Kevin was quickly promoted to Vice-President of HMG.  After a successful career with HMG, Kevin purchased the business in 2009.  Kevin is extremely knowledgeable in all aspects of real estate, commercial and association management.     

Dory Burdick - Treasurer/Vice President of Operations
Dory Burdick has worked in the management of condominiums, Co-ops and Homeowner Associations for over 20 years in the Westchester/Putnam areas.  Dory joined HMS in 2008 as Treasurer and is also the VP of Operations.  Dory has worked primarily on the financial aspect of the business for many years, but has the experience of also having been a Property Manager to enhance her understanding of the needs of our Associations and Condos. 

Nancy O'Malley - Executive Property Manager
Nancy began working in the property management industry in 1984.  She began her career with Heritage Hills of Westchester in the customer service department.  After six years, Nancy took a hiatus to start her family.  She returned to Heritage in 1997 as a receptionist and worked her way up to property manager in 2007.  Currently, Nancy is an executive property manager.  In addition to managing her properties, Nancy assists the President in managing the staff. 

Karen Jahn, CMCA, AMS - Property Manager
Karen has been a property manager at Heritage Management since our inception.
Prior to, she was a property manager for Heritage Management Group.  Karen holds two designations from the Community Associations Institute (CAI)/National Board of Certification for Community Association Managers (NBC-CAM); Association Management Specialist and Certified Manager of Community Associations.  Karen is also a Certified Pool Operator (CPO).  Karen is a two-term vice president of the Mid-Hudson  valley chapter of CAI and chairperson of the chapter's membership committee.   

Ursula Johnson - Property Manager
Ursula has been a property manager with Heritage Management since its inception.  She is knowledgeable in all aspects of Property Management and has proved to be a valuable member of our team.

John Milligan - Property Manager

John joined Heritage with more than 15 years experience as a construction manager.  During this time, John gained experience in preparing budgets, schedules, and contracts.  John was part of the team that developed the last 800 units at Heritage Hills, as well as various projects in Connecticut (Avalon Farms, the Courtyard).  In addition, John was involved in the construction of the pools and the tennis court recreational facilities within Heritage Hills.  John joined HMS in 2011 as a Property Manager; he utilizes and shares his abundant knowledge of the industry with our staff. John is also a Certified Pool Operator.


Domingo Ramirez - Property Manager

Domingo joined HMS with several years of Management experience.  He is knowledgeable in various aspects of property management and continually strives to improve his already large knowledge base.  His professional, timely and courteous manner ensures his success within our company.

Giovanna Barba - Executive Assistant to President

A long term resident of Somers, Giovanna has been employed as an Executive Assistant since the inception of Heritage Management.  Prior to working for HMS, Giovanna was an Executive Assistant at Heritage Management Group and several fortune 500 companies in New York City.  Not only does she assist the President, but she also acts as a liaison for several of our communities. 

Laura Morano - Assistant Property Manager
Laura has been a part of the HMS team since 2016.  Her extensive administrative background, fantastic follow up skills and organization has helped her become a valuable asset to our team.  She is always professional, courteous and ready to assist wherever needed.
